Most neighborhoods have a homeowners association.

HOA restrictions on home accessory buildings vary in scope. Some may require the building be “similar” in color and style.

Others may require the building match siding and roof shingle exactly by manufacturer and color. Some HOA’s may require things like a concrete pad, a certain pitch to the roof, specific depths on eve & overhangs, even specific grid patterns in the windows.

FEMA & floodplain requirements

Required to have flood insurance? If so, at least some of your property is in a designated floodplain. Home accessory buildings to be placed in a designated FEMA floodplain area will be required to meet FEMA building guidelines. These guidelines probably include FEMA approved flood vents, anchors and pressure treated lumber construction to meet the designated flood plain height for that specific location.

All homeowners should have a plot plan

The property plot plan has valuable information needed to successfully complete the Home Accessory Building or shed project. The plot plan should show property lines, home positioning, building restriction or open space setbacks, septic system placement, existing accessory building placement, flood plain areas and more. If you do not have a plot plan the settlement attorney from the last purchase may provide one free of charge.
